Review – Park Street Townhouse [31065]

I’ve been waiting for this set for a while. As soon as I first saw it advertised, it just struck me as a really nice build that I could easily adapt for my LEGO city. Let’s see if it lived up to my expectations!

The Park Street Townhouse retails for $64.99 in Canada, and comes with 556 bricks. That means that each brick will set you back $0.11. That is below the average cost of a brick from 2017 ($0.13/brick), and one cent below the average for the January 2018 catalog. That is a very good value, and earns 4.5/5 (90%) on my rating scale.

BUILD: 70%
I really like the exterior look of the Park Street Townhouse. It is decently detailed, and compact. I am not a fan of the swing-open design that this set has though. On the flip side, it does give me a bit of a challenge to adapt it into a modular that will fit into my LEGO city. The compact nature also limits the interior details a bit as well. There is no way to get from floor to floor without going outside and using the fire escape, and then you have to squeeze in through windows. I would have liked more detail in the kitchen too. Also, how come LEGO people so rarely get bathrooms? The basement TV room and fireplace are nice, and the top floor bedroom is bright with huge windows. The Park Street Townhouse gains points for exterior details and overall look, I also like the top and bottom floor interiors. It loses two marks for the swing open design, and the overall lack of interior detail. I give this set a build score of 7/10 (70%).

MINIFIGURES: 72%
You get two Minifigures in this set. It looks like a little couple that lives in the townhouse. The male Minifig comes with a blue, pinstripe torso, printed on both the front and the back. He has a single-sided face with a beard. His hair is a sandy colored variant of Superman’s hair from the Batman V Superman sets, which I quite like. His legs have no print. He earns 10 points.

The female Minifigure also has a single sided face, with a pretty neutral print. She has a brown variant of the starlet Minifigure hair. She has an orange top, printed on both sides of the torso. Her pants are plain blue. She also earns 10 points.

These two Minifigures have a combined design score of 20/30. But, they also come with a motor scooter, helmet, briefcase, trash can, and mug as accessories. That brings them up to 25/30 (83%).

With 556 bricks, and two Minifigures, the Park Street Townhouse has a brick-to-Minifigure ratio of 283:1. That is not great, but passable all the same. It earns a ratio score of 3/5 (60%). Averaging this with the design score gives an overall Minifigure score of 72%.

ENTERTAINMENT: 85%
The Park Street Townhouse took me 1 hour and 41 minutes to build (101 minutes). With a price tag of $64.99, that means that each minute of build time cost me $0.64. That is a pretty good value, and earns 4.5/5 (90%).

I bought this set because I could see myself incorporating it into my city. After building it, will I keep it as is? Yes and no. As I mentioned before, I really like the overall exterior of the building, but the inside needs work. I will modify mine and make it modular. I will probably keep the overall look, but extend it so that it is longer and can have more detail inside. Most of my enjoyment for this set will probably come from modifying it for my city. I give it 4/5 (80%) for enjoyment as it is. Averaging this with the build time score yields and overall entertainment score of 85%.

The Park Street Townhouse looks really nice from the outside. It has really good brick and build time values as well. As a stand alone set, it lacks a bit of detail inside. I am not a fan of the hinged design, but that might make it more fun to play with as a kid. I will modify mine, but stay true to the general design. I recommend this set based on value alone if you are trying to build up your city. A lot of the fun for me comes from rebuilding and adapting sets to suit my needs, and I am sure many of you feel the same! As always, feel free to leave you thoughts in the comments below.
